Inspection Areas of the Property:

I conduct a thorough, professional inspection of your home, inside and out.

In addition to general home inspections I am also certified to do Radon testing and Mold inspection.

As a certified and Kansas-registered professional home inspector, I have the knowledge and expertise to provide you with a thorough and professional, non-intrusive, visual inspection of your home, from roof to foundation. I abide by Kansas Home Inspections and InterNACHIís Code of Ethics and Standards of Practice for every inspection.

Outside the home, I will check the exterior walls, roof, driveway, deck, etc., and then I will move inside to examine the walls, ceilings, floors, doors and windows. The heating, air-conditioning, plumbing and electrical systems will all be examined to ensure that they function as intended. Bathrooms, kitchens and laundry rooms receive a thorough check, along with the attic and basement or crawl space.

Here are some of the many items I'll be looking at during your home inspection:

  • Foundation and support structure
  • Heating system
  • Structural Integrity
  • Central Air Conditioning system
  • Roof systems
  • Water heater
  • Walks and driveways
  • Built-in appliances
  • Garages and Carports
  • Plumbing system & fixtures
  • Surface drainage
  • Ventilation
  • Steps and stairs
  • Electrical capacity & components
  • Gutters & downspouts
  • Windows & doors
  • Decks
  • Insulation
  • What I Can Not Inspect
I do not have the ability to see through walls, look into the soil, see under secured insulation, explore under the slabs or comment about items that are not visible by you and me. I have not been trained to predict the future life of ANYTHING that is contained in the inspected property. Mechanical fixtures or items can fail at anytime no matter the age or use. I will not be responsible for conditions after the inspection is completed. The home inspection is a "snapshot" in time...no more. I invite you to come along and watch as I inspect your home, and you are free to ask questions at any time during your home inspection.
